Owning a home in Sedona is a dream come true for many residents and Home Watch Sedona provides owners with real peace of mind knowing that their home and property is being cared for in their absence. Our clients are NOT relying on a neighbor or relative who may or may not be regularly checking on the home, NOR are they having a house-sitter reside in their home causing wear & tear and creating higher energy costs while they are away.
Many things can go wrong when a home sits unoccupied for an extended period of time – scroll down. Our regular inspections lessen the chances of small issues becoming serious problems causing major headaches and much more expensive repairs. Caring for your Sedona home is our top priority, our checklist is extensive, documented and e-mailed to you after each service. We look forward to meeting you and providing you with worry-free home ownership while you’re away.

FLOODING – the most common catastrophe in an unoccupied home caused by:
- Frozen/broken pipes
- Water heater failure
- Plugged drainage systems
- Sewer backup
- Clogged gutters

STORMS – summer monsoons, excessive rainfall, heavy snowfall, hail and high winds can cause serious damage to roofs and the exterior structure of your home. Poor drainage systems; defective or clogged rain gutters, down spouts and poorly designed runoff systems can also lead to flooding.

MOLD – thrives on moisture and reproduces via tiny spores that travel through the air. Mold will grow in places with a lot of moisture, such as around leaks in roofs, windows, pipes or where flooding has occurred. Mold is most commonly found in bathrooms, kitchens, laundry rooms, basements and crawl spaces, various types of mold grow well on paper products, cardboard, drywall, ceiling tiles, carpet, upholstery and wood products.

LANDSCAPING – under watered or over watered plants and lawns can cause serious problems around the home. Lack of water can quickly kill your plants as can the over watering of plants. Unmonitored irrigation systems can create havoc with your landscaping and lead to much higher water bills. Over watering can also significantly damage the foundation of your home and lead to an explosion of pest issues, primarily mosquitoes.
BREAK-INS – an unoccupied home is an easy target for thieves, vandals and squatters. According to FBI statistics, about one burglary takes place every 15 seconds in the U.S., the typical homeowner suffers a loss of over $2,000 and of course the headache of dealing with the insurance company. While a home security system is a good investment, nothing beats regular ‘eyes-on’ checks of your home and property.
